Qualifications & Requirements for Residency

RENTAL REQUIREMENTS:

1. You must be at least 19 years old
2. You must have income that is between three (3) and four (4) times the rent
3. You may not owe any utility companies or any other rental properties

  • A processing fee of $15 (cash, cashier's check, money order, debit card or credit card) per application. A photo (state or federally issued) ID , and a recent paycheck stub or other proof income must be received before the application can be approved.

QUALIFICATION REQUIREMENTS FOR RESIDENCY:

Myer's Properties throughly investigates all individuals who apply for residency. Each applicant must meet the requirements listed above and in "room-mate situations", each applicant must meet 50% of the income requirement. Each apartment complex might have higher or lower qualification requirements, and these are determined by the manager on a case by case basis.

All applications are processed through a professional credit bureau (Trans Union) and we search for Unlawful Detainer'a filed against the applicant. Our ability to process your application in a timely manner is dependent on the accuracy of your responses. We will inform you of the approval, or refusal of your application. All questions regarding your credit history should be directed to the credit bureau or the Plaintiff in an unlawful detainer.

Our application consists of investigating the following:
  1. RENTAL HISTORY - We verify your current and past residences for: length of rental, rental amounts, payment history, any complaints made, condition of property after vacating, history of notice to move, etc. If you currently own your residence will we check to see what the payment amount is, and payment history.
  2. EMPLOYMENT HISTORY - We will verify current employment, amount made per hour, week, month, year, etc. Your most recent employment should be of a reasonable length, if not, please provide your previous employment. Self-employed applicants should furnish their most recent income tax return for us to review.
  3. CREDIT HISTORY - A full credit history is made for each applicant. The main two things that we are looking for is that you do not owe (not placed in collections) any utility companies or any other realty properties.
  4. BANKRUPTCY - Your application may not be accepted if the applicant(s) have filed for bankruptcy within the last seven (7) years.
Application fees are non-refundable. Please tell the office of any potential problems when you submit your application for review. Any false information in this application will be considered grounds for immediate rejection of the application. No application will be rejected because of race, color, gender, sexual orientation, familial status, religion, or national origin.
